Income limits follow HUD guidelines and vary by household size. Unit assignments are based on occupancy standards designed to keep every home safe and comfortable.

Our Housing

The Higginsville Housing Authority manages 76 public housing units across three developments in Higginsville. Rent is based on total household income, which includes employment, unemployment benefits, VA benefits, child support, Social Security, SSI, pensions, and investment interest. Elderly and disabled residents may qualify for deductions on out-of-pocket medical expenses above 3% of total income.

Elderly

All Housing Authority properties have been non-smoking since August 1, 2018. Smoking is permitted outdoors only, at least 25 feet from common areas, with proper disposal of cigarette butts. Deductions for babysitting expenses and childcare may apply with receipts, and proof of full-time school enrollment is required for household members over 18. When offered an apartment, applicants must provide proof of income, Social Security cards, and birth certificates for every household member.

One copy required per household member

Every person listed on the application must complete their own Section 214 declaration. Print out as many Declaration copies as you have household members.

Landlord Reference & Personal Character Forms

Applicants must submit a completed landlord reference form for each landlord they've had within the past 5 years, along with personal character references. We're confirming whether these are submitted online or printed, check back soon or ask our office.
